Asphalt sealcoat is a protective layer applied over asphalt pavement to shield it from the damaging effects of weather, traffic, and chemicals. This coal tar or asphalt-based emulsion helps extend the life of your driveway or parking lot by preventing water penetration, oxidation, and deterioration from UV rays. Think of sealcoating as sunscreen for your pavement—it doesn’t fix existing damage, but it protects the surface and keeps it looking fresh.

The Sealcoating Process applying asphalt sealcoat is a multi-step process that requires proper surface preparation and favorable weather conditions. First, the edges are prepared with an edger for full coverage. Then, the pavement is thoroughly cleaned using blowers, brooms, or power washers to remove dirt, debris, and oil spots. Any cracks or potholes are repaired to ensure a smooth, uniform surface. Once the area is prepped, the sealcoat is applied evenly using either spray equipment or squeegees. The coating typically needs 24 to 48 hours to dry and cure, during which traffic should be kept off the surface. A properly applied sealcoat not only looks great but also provides durable, long-lasting protection.
